Industrial Real Estate Broker in Commerce
A city built for industry — rail-served, freeway-wrapped, and home to a daytime workforce many times its resident population.

Commerce is an industrial city first and a residential one a distant second.
With around 12,000 residents but a daytime population many times larger, the City of Commerce exists primarily as a manufacturing, warehousing and distribution base. Rail service and the 5, 710 and 60 freeways put it among the most established industrial locations in Los Angeles County.
Because it developed early, much of the stock is older. Clear heights, column spacing and loading configurations often reflect the requirements of decades past, and functional obsolescence is a genuine valuation factor rather than a theoretical one.
What Drives Value in Commerce
- Industrial utility is heavily influenced by loading, yard, power, access, clear height and site configuration.
- Freeway and rail proximity supports demand, but building-specific limitations can materially reduce value.
- Older industrial assets need careful assessment for condition, functional utility and today’s occupier requirements.
- Rail-served sites appeal to a narrow but motivated buyer pool, which changes how they should be marketed.

Local knowledge, not a national database.
Our office is in Los Alamitos, not a regional call centre. Commerce sits inside the area we work in week to week, which means comparables are read with an understanding of which streets, corridors and submarkets actually behave differently.
If you own here and want a view on value, or you are searching and want to know what is realistically available, that conversation costs nothing and carries no obligation.

Yes. We represent both industrial landlords and tenants.
Comparable transactions matter, but condition, lot utility, loading, power, zoning and functional obsolescence must also be weighed.
For the right occupier, significantly. It narrows the buyer pool but those buyers will pay for it, so it should be marketed deliberately rather than treated as incidental.

First off before I decided to sell, Richard found me a renter and I told him if I decided to sell I would give him the first crack. Which I did. He sold my house as promised and was easy to work with. I would definitely work with him again!! I also recommend him for others.
